10 THINGS TO DO TO WINTERIZE YOUR HOME


  1. Check smoke detectors

  2. Install a carbon monoxide detector

  3. Service your heating system

  4. Upgrade your thermostat--an older one that is a couple of degrees off can increase your bill

  5. Trim trees--trees overhanging your home can be a real hazard.

  6. Check the gutters--make sure they are clean and ready for winter

  7. Break out the caulk--caulk around windows, doors, pipes, exterior electrical outlets and any other exterior areas where cold air might enter.

  8. Drain sprinkler systems

  9. Adjust exterior grade--make sure the grade around your home slopes away from your home.

  10. Change light timers--if you have exterior lights on timers you need to adjust them

Curb appeal is very important. Start outside and make sure that your home has the appeal you would like if you were purchasing it. Check the paint, get rid of any garbage, prune bushes, remove dead plants.

6 TIPS FOR YOUR OPEN HOUSE


  1. Visit other open houses in your neighborhood. Get a feel for how the competition is putting its best foot forward, or not. This will help you see your home in new eyes, in the eyes of a buyer.

  2. Move. Literally pretend you are moving and pack up almost everything you do not use on a daily basis. Remember they open closets, drawers, cupbaord and garages.

  3. Invite the neighbors. They are probably anxious to see your home, and they may know of someone who might be interested.

  4. Enlist the neighbors. They want your home to sell for top price as it affects their property also. If you need cars moved or barking dogs taken care of, they will probably be glad to help with this.

  5. Mow your neighbor's lawn. You need to exercise good judgement here, but if it is someone elderly or down on their luck and their place needs sprucing up, volunteer to help.

  6. Get over yourself. Let your agent or a pro stager help you decide what should stay and what should go.

30-YEAR MOTGAGE RATE FALLS TO LOWEST ON RECORD

If you are thinking of purchasing a home, there is no time like the present. The average rate on a 30-year fixed mortgage has fallen to its lowest level on records dating to 1971. The was reported in the Billings Gazette on Friday.

The rate on the most popular mortgage dipped to 4.15 person from 4.32 percent a week ago, Freddie Mac said Thursday. Its previous low of 4.17 percent was reached in November.

The last time long-term rates were lower was in the 1950's.
